Job Title: General Manager, Bower Place Shopping Centre

The General Manager will report to the Vice President, Retail Operations, and is responsible for the overall performance of Bower Place Shopping Centre, including financial, physical, team leadership, tenant relations, guest services, and risk management.

The successful candidate will join the QuadReal Retail group, a forward-thinking, dynamic group of industry experts focused on providing exceptional service for tenants and shoppers while demonstrating industry-leading environmental, social, and governance stewardship. The retail portfolio includes 5.2 million square feet and a market value of $3 billion, featuring shopping centres such as Oakridge Park, Bayview Village, Willowbrook, Marche Central, and several open community centres and mixed-use properties in development.

Responsibilities

• Oversee management and operation of an enclosed regional shopping centre of approximately 550,000 square feet.
• Provide leadership for the Bower Place team and support growth, development, and successorship of key staff through direct mentoring and skill set alignment across the team.
• Manage the day-to-day operations of Bower Place and successfully execute the approved business plans.
• Develop and oversee the annual revenue, expense, and capital budgets, aligning with asset objectives and operational requirements.
• Ensure outstanding presentation of interior and exterior curb appeal.
• Foster collaboration between operations, leasing, marketing, and asset management with open communication.
• Ensure capital and leasing projects are completed on time and within budget.
• Implement sustainability initiatives in line with QuadReal’s goals, focusing on energy reduction and efficient building operations, ensuring compliance with regulations and safety standards.
• Lead and mentor the property team, overseeing recruitment, training, engagement, and performance management.
• Promote exceptional guest services and maintain relationships with community stakeholders.
• Monitor and analyze key metrics such as tenant sales and traffic, providing insights and recommendations.
• Partner with corporate resources for risk management, including OH&S, insurance, and environmental compliance.
• Manage the Capital Planning Program for the property.
• Perform other duties as assigned.

Experience and Qualifications

• Minimum of 5 to 7 years’ experience managing comparable regional retail centres.
• Post-secondary degree in Business Administration or Urban Planning preferred, with courses in Commercial Property Management (ICSC or CPM).
• Valid AB Real Estate License (Property Management) or equivalent from another Canadian jurisdiction.
• Interest and experience in the retail industry.
• Sustainability experience with programs like BOMA BEST, LEED EB:OM, or similar is an asset.
• Strong leadership, organizational, and multi-tasking skills.
• Effective communication skills, both oral and written, with the ability to build relationships with management, tenants, and community stakeholders.
• Proven analytical and problem-solving skills.
• Ability to manage multiple demands, work under pressure, and adapt to change.
• Proficiency in Word, Excel, PowerPoint; knowledge of Yardi system is beneficial.
